Why Your As-Built Drawings Are Probably Wrong

Almost every renovation project starts the same way: someone pulls the original drawings, and someone else finds out those drawings don’t match the building.

It’s not usually one big error. It’s a wall that moved eight inches during a tenant buildout in 2011. A dropped ceiling that hides four extra feet of plenum space nobody documented. A column grid that’s close to the CAD file, but not close enough to trust for a Revit model. None of that shows up until a field team is standing in the space with a tape measure, trying to explain to the project architect why the numbers don’t line up.

The drawings aren’t lying — they’re just old

Original construction documents are a snapshot of intent, not a record of what got built. Change orders, field modifications, and years of tenant improvements all happen after that snapshot, and almost none of it makes it back into the drawing set. By the time a building is ten or fifteen years old, the “as-built” plans on file are really “as-designed” plans with an optimistic label.

That gap is invisible until it’s expensive. A design team that works from bad existing-conditions data ends up discovering the real geometry mid-construction — which is the most costly place to discover it.

What a scan actually replaces

A 3D laser scan doesn’t interpret the building. It measures it. The output is a point cloud — millions of measured points describing exactly where every wall, column, duct, and ceiling actually sits, today, not in 2011. From that point cloud, we build clean 2D CAD drawings or a working Revit model, depending on what the design team needs to work in.

The difference isn’t cosmetic. A design team working from scan-verified geometry can trust their dimensions instead of budgeting a contingency for “the field will tell us.” Coordination between architectural, structural, and MEP disciplines gets easier because everyone is modeling against the same measured reality instead of three different guesses.

Where this matters most

Renovation and tenant-improvement work is where this shows up hardest, because the building already exists and the design has to fit around it — not the other way around. If the existing-conditions data is wrong, every downstream decision inherits that error. Scan-to-BIM work fixes the input before the design team ever opens a file.

If your team is about to start a renovation and the plans on file are more than a few years old, it’s worth asking a simple question before design work begins: has anyone actually verified this building still looks like the drawing?
